About the project
D4 acted as Development Manager on behalf of Emich Volkswagen to deliver a 40,000SF state of the art urban car dealership on a 4.7 acre site in Denver, CO. The dealership is Volkswagen’s first example of its signature ‘White Frame’ architecture in the Denver market. D4 was responsible for planning approvals, project procurement and oversight, as well as overall project delivery.
D4 sold a 1.84 acre site to Kum & Go for a gas station/convenience store as an owner-occupied development.
Both the Emich and Kum & Go projects were developed on the former RTD Bus Barn site, an 8 acre brownfield industrial site located in central Denver. Despite the incredible attributes of its location, the land remained vacant and unimproved for over 20 years due to environmental, accessibility, infrastructure, ownership, and planning challenges. Securing an option to purchase the property through a public process in 2015, and ultimately closing on and developing the property from 2017 onwards, D4 acted as master developer of the site—unlocking the existing latent challenges and bringing the property into beneficial use after two decades of dormancy.
