The former Kmart site comprising ~8.3 acres is being redeveloped into x3 development projects and a 0.64 acre Bayer Square or urban park and this location is referred to as the NW District at Broadway Park

Project Size
Parcel 2A: 2.6 acre site sold to Price Development Group for Rye Sobo a 354 multi-family apartments that is now complete and is substantially leased.
Parcel 2B: 0.98 acre site for proposed D4 development/JV for multi-family apartment or condo project of +/-300 units and up to 10,000sf of ground floor retail fronting Dakota Avenue and the Bayer Square, pending development for a 12-level residential building the site has been leased to the Broadway Park North Metropolitan District for a dog-park opening Summer 2024.
Parcel 2C: 2.7 acre site sold to AMLI Broadway Park for a multi-family apartment project of 373 units and ~20,000sf of ground floor retail fronting Bannock Street and the Bayer Square that is now complete and is substantially leased.
Bayer Square and surrounding infrastructure was developed by D4 and is now complete.
Immediately to the south of this district, D4 has also planned the development of Parcels 5 and 6 for additional apartment/retail development and it has executed a PSA for a land sale for development into ~500 apartments and ~25,000sf of retail with a planning underway with closing at end-2026 based on current projections.
