About the project

The former Kmart site comprising ~8.3 acres is being redeveloped into x3 development projects and a 0.64 acre Bayer Square or urban park and this location is referred to as the NW District at Broadway Park

Project Type

Residential/Retail mixed-use neighborhood, comprising apartment and retail with new private access roads and a public park, adjacent to the completed and occupied Denizen apartments, Rye SoBo, and AMLI Broadway Park.

Master Developer, vertical developer (Parcel 2B), and Infrastructure Developer on behalf of vertical developers and acting as manager for the Broadway Park North Metropolitan District

Project Size

Parcel 2A: 2.6 acre site sold to Price Development Group for Rye Sobo a 354 multi-family apartments that is now complete and is substantially leased.
Parcel 2B: 0.98 acre site for proposed D4 development/JV for multi-family apartment or condo project of +/-300 units and up to 10,000sf of ground floor retail fronting Dakota Avenue and the Bayer Square.
Parcel 2C: 2.7 acre site sold to AMLI Broadway Park for a multi-family apartment project of 373 units and ~20,000sf of ground floor retail fronting Bannock Street and the Bayer Square.

Bayer Square and surrounding infrastructure being developed by D4 with completion to coincide with AMLI Broadway Park certificate of occupancy in 2023.

Immediately to the south of this district, D4 has also planned the development of Parcels 5 and 6 for additional apartment/retail developments that it has executed an Exclusive LOI to sell for development into ~500 apartments and ~25,000sf of retail.
