About the project
The former Kmart site comprising ~8.3 acres will be redeveloped into x3 development projects and a 0.64 acre Mercado or urban park and is referred to as the NW District at Broadway Park
Residential/Retail mixed-use neighborhood, comprising apartment and retail with new private access roads and a public park or Mercado, adjacent to the completed and occupied Denizen apartments
D4 Urban Role
Master Developer, vertical developer (Parcel 2B), and Infrastructure Developer on behalf of vertical developers and acting as manager for the Broadway Park North Metropolitan District
Parcel 2A: 2.6 acre site sold to Price Development Group for 354 multi-family apartments now complete and 40% leased.
Parcel 2B: 0.98 acre site for proposed D4 development for multi-family apartment or condo project of +/-291 units and up to 10,000sf of ground floor retail fronting Dakota Avenue and the Mercado.
Parcel 2C: 2.7 acre site sold to AMLI residential for an under-construction multi-family apartment project of 373 units and ~20,000sf of ground floor retail fronting Bannock Street and the Mercado.
Mercado and surrounding infrastructure being developed by D4 with completion to coincide with AMLI Broadway Park certificate of occupancy in 2023.
Immediately to the south of this district, D4 is also planning the development of Parcels 5B and 6 for additional apartment/retail developments that it intends developing itself.
